Applying For an Apartment

If you would like to rent one of our apartments, please complete the application form here. Instructions for submitting it are at the top of the form.

We have 28 rental apartments in all, and turnover is very low, so that we usually have a long waiting list. However, it costs nothing to file an application, and we try to fill vacancies in the order the applications were received with the first family that qualifies. Criteria include income, family size--which must be appropriate to the apartment size, and references. After you apply, you should notify us at least once a year if you are still interested, and you should revise your application if the information on it changes substantially.

All of our apartments are affordable, which means that there are income limits based on the median income in Westchester County. For some of our apartments, the limit is 50 percent of the median income, for others it is 60 or 80 percent. Median income varies with family size.

There are also minimum income requirements. Minimum income is set so that residents can afford their rent, which should be no more than 30 percent of gross annual income. Exceptions can be made in cases where a relative or friend agrees to supplement the resident's income or where Section 8 or another rent subsidy is in place.

Both Discovery Cove and Symphony Knoll are restricted to seniors. At Discovery Cove, all residents must be at least 65 year old, and at Symphony Knoll, all residents must be at least 55.
